How a booking happens

Pick your villas and dates at checkout and enter your card to book. A booking exists once the reservation is confirmed and the 50% deposit is charged to your card. Card details are entered into the secure payment form provided by our reservation system and go directly to the payment processor; they never touch our servers.

If online payment is ever unavailable, checkout sends us a booking request instead; nothing is charged, and we confirm your dates and take payment through a secure payment link sent by email.

Payment

The deposit is 50% of the all-in total (nightly rate, cleaning fee, and occupancy taxes), charged as your booking confirms. The balance is charged to the same card automatically 60 days before arrival. Stays booked inside 60 days are payable in full at confirmation.

One organizer signs one agreement and pays for the group on one card. We cannot take individual payments from members of a group.

Cancellation

Cancel 60 or more days before arrival for a full refund of everything paid. Cancellations inside 60 days of arrival are non-refundable. This mirrors the payment schedule: the remaining balance is charged 60 days before arrival.

Hurricanes and storms

New Orleans has a hurricane season, June 1 to November 30, and weather in that window is a foreseeable travel risk. Refunds are not provided for weather, storms, flight delays or cancellations, or event cancellations. Those risks are what travel insurance is for, and policies that cover hurricanes have to be bought before a storm is named.

Defined terms. A "Hurricane Warning" is the alert of that name issued by the National Hurricane Center (nhc.noaa.gov), and it counts only when the warning area includes metropolitan New Orleans, which the Hurricane Center lists as "Lake Pontchartrain, Lake Maurepas, and Metropolitan New Orleans." A "Mandatory Evacuation Order" is an order from the City of New Orleans or the State of Louisiana requiring people in the area that includes the villa to leave. Hurricane watches, tropical storm warnings, storm surge warnings, voluntary evacuations and forecasts are none of these.

There are two exceptions. If a Mandatory Evacuation Order is in effect during your dates, or the villa cannot be used because of storm damage or an extended utility outage, we refund the nights you cannot use in full.

If a Hurricane Warning is in effect on your check-in date or during your stay and you decide not to come, or to leave early, the nights you do not stay (the whole booking if you have not yet checked in) become a credit, good for 12 months toward a new stay at The Syd. Pick new dates right away or later, whenever you are ready. The new dates are charged at their own rate, so you pay the difference if they cost more, and the difference stays as credit if they cost less. The credit is not refundable for cash. If a Mandatory Evacuation Order also applies, the refund above applies instead.

Rates, minimum stays, and quotes

Rates come live from our booking calendar and include the nightly rate, cleaning fee, and occupancy taxes; there are no per-guest fees. A quote is current when generated and is not a reservation. Minimum stays are set per date in the booking calendar (typically 2–3 nights, longer on marquee weekends). Held prices via a /q link hold the price only, never the dates, and expire on their own.

Occupancy

Each villa has a stated maximum occupancy (14 to 24 depending on the villa; 106 across the property), and the group may not exceed the combined maximum of the villas booked. The guest count you give us at booking must be accurate.

The property and shared amenities

The heated pool, hot tub, sauna, cabana, outdoor kitchen and courtyard are shared amenities serving all six villas. Unless you have booked the full property, other groups may be using them during your stay.

Outdoor quiet hours begin at 10:00 PM; the courtyard is shared with the other villas. Ticketed or open-invite events need our written approval in advance.

House rules

Children and infants are welcome; travel cribs are available on request. Pets are not allowed; service animals are always welcome. Gatherings and celebrations are what the property is for; tell us what you are planning in the booking notes so we can talk it through.

Check-in is at 3:00 PM, self check-in with a smart-lock code sent the morning of arrival. Check-out is at 11:00 AM; late checkout is often possible, just ask.
